PROPERTY CRITERIA
This apartment community provides an equal housing opportunity for all people. Criteria to qualify for residency include:
Proof of identification
Gross income of at least 2.5 times the amount of rent (unless specified by property). Proof of income is required prior to leasing of the unit.
Verification of positive credit payment history
Verification of positive, current rental history (minimum 24 months rental, homeownership, or military residence).
No disqualifying criminal felony or misdemeanor offenses
Upon investigation and verification of the information provided, Riverstone Screening Services will provide a recommendation regarding an approval or denial of residency. In the event that a majority, but not all, of the requirements above are met, an approval conditioned upon one of the following may be made: a) Additional Security Deposit; or b) Qualified Guarantor with income 4x the monthly rent.

Lease Lock provides a service that allows you to move into an apartment without having to pay a security deposit or requiring a cosigner. Instead, you pay a monthly non-refundable fee that will appear on your monthly statement.
The monthly fee is calculated based upon your screening result as well as your rent:
Screening Result: Approved; Rent: Any; Monthly Fee: $19
Screening Result: Conditional; Rent: $0$999.99; Monthly Fee: $49
Screening Result: Conditional; Rent: $1,000.00-$1,499.99; Monthly Fee: $69
Screening Result: Conditional; Rent: $1,500.00-$1,999.99; Monthly Fee: $89
If you wish to pay a security deposit instead, you may contact your property and request to opt out of the LeaseLock program. The amount of security deposit is determined by your property.
